Specifying SRP Intertenancy Wall Systems for Fire and Acoustic Performance

Some key concerns with intertenancy walls within townhouses and apartments include passive fire and acoustics. Occupants in these types of buildings need to feel confident and safe in the event of a fire, that it will not spread easily, and result in jeopardy of the entire building. Acoustic privacy is also a significant consideration for these residents, as noise/sound transfer can cause irritation and discomfort (although sometimes unavoidable), and so the more we can help to minimise this noise transmission through the dividing walls, the happier multi-unit residents will be.

The following are Acoustic and/ or Fire-rated Intertenancy Wall Systems which SRP has to offer:

  1. Double Steel Frame: This usually consists of double 64mm steel stud frames, built in parallel, installed with a 25mm separation gap between — used where the highest possible levels of acoustic performance are required.
  2. Steel Frame with GIB Rail or Acoustic Resilient Mount: Steel stud frame with specialty acoustic accessories fitted for improved acoustic performance. 
  3. Staggered Steel Stud: Typically, 64mm steel studs installed in a staggered pattern, within a wider 92mm steel top/ bottom track — design includes some acoustic separation with enhanced acoustic STC performance.
  4. Single Acoustic Steel Stud: SRP 92mm acoustic ‘’Whisperwall’’ stud system has been specifically designed to achieve much higher acoustic/ STC performance within a 92mm stud wall than standard steel or timber framed walls. 
  5. Single Steel Frame Sub-Intertenancy: These include both fire-rated, and non-fire-rated steel frame walls, (within tenancy), with medium-level acoustic performance, where a high level of acoustic performance/ STC rating is not necessarily required.

Recently, the SRP Acoustic Whisperwall system has been adopted for IT Walls in various projects, including student accommodation buildings (within Auckland CBD), multi-level apartments (North Shore, West Auckland, Central Auckland), with other SRP Acoustic IT Wall systems installed in hotel projects (Ellerslie, North Shore, Auckland CBD).
