VENT Over Fascia Vent 10mm — G1200N
Description

The VENT Over Fascia Vent (G1200N) is the most practical and cost efficient method of ventilating the Eaves. It is easy to install, discrete and is compatible with either timber of metal fascias.

The G1200N VENT Over Fascia Vent is designed to discreetly ensure a positive airflow of 10,000mm² per linear metre, into the roof space between the roof membrane and the fascia board. This product is ideal for new build and re-roofing situations.

The G1200N is specifically designed for trussed roofs with pitches >15° The G1200N is designed with 4mm evenly spaced openings specifically sized to prohibit large insects gaining access but wide enough to prevent capillary action.

The G1200N should be used in conjunction with other specified VENT products.

Scope of Use

Suitable for use in new and existing buildings within the following scope:

  • Up to 10m in height, and
  • With a risk score of less than 20, when evaluated against the E2/AS1 risk matrix, and
  • In wind zones up to extra high as defined in NZS 3604:2011, and
  • In all corrosion zones as defined in NZS3604:2011

It is recommended for cold roofs with a pitch above 15°

The VENT Over Fascia Ventilator should be screw fixed to the top of the fascia through the fixing holes provided along the full length of the eaves

Use in conjunction with other products from the VENT range to provide a complete roof ventilation system. Such as:

  • The VENT Ridge Vent (RV10P) and the VENT Roll Panel Vent (G502) for roof pitches over 30° 
  • The VENT Roll Panel Vent (G502) for roof pitches between 15°-30° 

The VENT Over Fascia Vent will fix along the top edge of any flat top fascia profile. It is compatible with steel and timber fascias. 

Limitations on Use

The VENT Over Fascia Vent should always be used in conjunction with other Vent ventilation products to provided a complete passive ventilation system.

To avoid complications during install, fascia or roof heights will need to be adjusted to accomodate the VENT Over Facia Vent. Therefore it is encouraged to incorporate the vents at the design stage of the project. If the vents have not been included in the design, it is recommended to use the VENT Circular Soffit Vent (G700) instead.

  • B1 Structure: 1.3.1, B1.3.2, B1.3.3(a), B1.3.4 (a, b, c, d, e)
  • B2 Durability: B2.3.1(a), B2.3.2(a) — The G1200N is durability tested and can support the weight of the bottom row of any heavy roof tiles

In-Service History

Passive Ventilation has been used in Canada, America, the United Kingdom and Europe for almost four decades. By introducing passive ventilation into roofs these countries have significantly reduced internal moisture and prevented what was called 'sick home syndrome'.

More recently in New Zealand, since changes to E3:AS1 1.1.4.b of the New Zealand Building Code in 2014, passive ventilation has become more widely understood and the need to ventilate the uninhabited spaces in a building has been more widely acknowledged. Industry experts BRANZ have endorsed passive ventilation as a necessity in Skillion roof types and have recommended that all roof types are passively ventilated as redundancy to eradicate internal moisture.

The NZMRM is currently revising the Metal Roofing Code of Practice to incorporate ventilation into certain roof design and strongly recommending passive ventilation in all metal roof types.  

Since the amendment of E3:AS1 hundreds of New Zealand buildings have incorporated passive ventilation into building design and application, These buildings include MOE school Reroof projects, residential new build and renovations and commercial projects.
