Hometech Provides Extract Ventilation for Kāinga Ora Project

Busby Street is a three-storey, two block structure housing 18 two bedroom units, commissioned by Kāinga Ora.

Kāinga Ora’s Innovation Team’s aim is to speed up the build time for their social housing projects. Their key objective is to design a structure using pre-fabrication, where possible, in order to have a build time of 12 weeks — from foundation to completion.

In order to complete the Busby Street build within a 12-week timeframe, the solution was to include pre-fabricated options. Having used off-site manufacturing on a previous Clayton Avenue site where timber paneling was constructed off-site, the decision was made to increase the level of off-site manufactured components. Therefore, with the Busby Street project the design included the construction of bathroom pods. The pods were built by Concision, an off-site manufacturer based in Canterbury, and transported to Auckland for installation.

Hometech provided the specifications and dimensions of the products that were requested and the size and location for holes that needed to be pre-cut into the slabs for the bathroom/laundry ceiling diffusers. The ceiling diffusers were pre-installed in the pods in Christchurch while the fire dampers and ducting were slotted into place on site at Busby Street. The ducting was dependent on which storey the unit was located, with vents via the external wall or roof.

This also applied to the Hometech supplied and installed rangehoods in the kitchens for the 18 units.

“Hometech’s extract systems in bathrooms were specifically designed to fit the ‘pods’. And we worked closely with the Hometech team to ensure the ducts were in the right place for the ‘pods’," says Michael Brinkley, Miles Construction Ltd.

Extract systems supplied for the bathroom pods:

  • 12x Custom Bathroom/Laundry Extract systems
  • 6x Rangehood installation via roof
  • 6x Dual extract fans (VS3003) via roof

Plus 12 x Custom Rangehood Extract systems for the kitchens.
